SERVIKA provides the following  basic management services for property / building owners:

Financial

· Complete bookkeeping of property finances

· Preparation of monthly and yearly budgets

· Preparation of Profit and Loss statements

· Payment of monthly building expenses

· Maintenance of all financial accounts in the name of the association

· Billing and Collection of All Dues and Other Assessments

· Preparation of monthly receivables and Aging report

· Cash flow management

· Tax preparation and filing

· Yearly analysis of building Insurance proposals.

· Utilization of a customized  billing and accounting software known as Integrated Property Accounting System (IPAS) 

 

Administrative

· Representation at Board meetings by Servika’s Corporate Officers (as requested)

· Enforcement of Regulations and Policies

· Periodic Site Inspections

· Legal assistance (Advisory)

· Supervision of Contracted Services such as Janitorial, Security, Elevator Maintenance, Pest Control.

· Leasing & Tenants’ Relation

· Purchasing and Tendering of Bids.   Obtain at a minimum, three comparable bids from pre-qualified contractors

· Enforcement of Safety and Security Measures in accordance with Established Codes and Standards.

 

Facility Management

· Over-all Upkeep of the Property and Implementation of a Preventive Maintenance Program for all building equipment and appurtenances.

· Identify areas and facilities that need to be repaired or upgraded;  and prepare the scope of work and capital expense budget required.

· Punch Listing of Newly-Completed Projects.

· Draw up a program for the preservation and enhancement of the investment value of the property.

· Servika utilizes the latest software for its equipment preventive maintenance program.
